| what is a home inspection? |
The Home Inspection is a professional, unbiased assessment of the condition of the house. It should always be conducted by a State Licensed Home Inspector. The inspection provides you with an expert opinion and professional report on the condition of the physical structure and various systems within a house – giving you peace of mind on what is likely the largest purchase of your life.
The home buying process can be confusing and stressful. The typical concerns involve things such as price and location; you also have to worry about whether the house itself has any problems that could become costly surprises in your future.
As your home inspector, I must conduct a visual inspection of the house and all of its systems. The inspection process typically takes about 2-3 hours to complete. The length of the inspection of course may vary, according to the size and condition of the home. I strongly encourage you to accompany the inspector during the inspection. This will give you a chance to ask questions and become familiar with the systems of the home.
I will inspect all the structural elements and systems of the home. These elements typically include, but are not limited to:
- Roof and attic
- Framing (structure)
- Foundation
- Walls
- Plumbing system
- Electrical system
- Heating and air conditioning systems
- Kitchen
- Bathrooms
Additional items and systems unique to a particular home can also be inspected.
Upon completion of the inspection, I will review with you any problems that were discovered. I will also discuss any routine maintenance that should be performed, as well as answer all of your questions.
Within 24 hours you will be provided with a detailed written report and results summary.
Ultimately, my goal as your home inspector is to discover and inform you of anything found during the inspection that might affect your purchase decision. |
